505 State Street

Alloy LLC

505 State Street was created as more than a residential tower. From the beginning, it was intended to serve as the first phase of a larger effort to create a more sustainable,connected, and inclusive neighborhood in Downtown Brooklyn.As New York City’s first all-electric skyscraper, the building demonstrates that high density residential development can operate without fossil fuel combustion. Its all-electric designallows operation emissions to continue declining over time as the electrical grid incorporates additional renewable energy sources. Combined with a high-performance envelope andefficient building systems, the project is projected to achieve approximately 35-40% energy savings compared to an equivalent NYC Energy code-compliant building, helping reducethe environmental impact of housing at an urban scale.

The project’s environmental benefits extend beyond the building. Located directly across from Atlantic Terminal, New York City’s second-largest transportation hub, residents haveimmediate access to regional rail, subway, and bus networks. The broader Alloy Block has no parking spaces for automobiles and more than 500 bicycle parking spaces,encouraging transit, cycling, and walking as modes of transportation. By location housing adjacent to transit networks, the project reduces transportation related emissions andstrengthens connections to jobs, schools, and services.

The development also responds to ongoing housing needs. 505 State Street provides 441 rental apartments, including 45 affordable housing units throughout the building. As part ofthe Alloy Block, together the development will provide approximately 1,000 homes, helping to address the city’s housing shortage. Education is equally central to the project’simpact. The Alloy Block is home to two public schools for approximately 800 students, including a new elementary school and a new facility for Khalil Gibran International Academy.The schools are designed to Passive House standards, reducing energy use of conventional school buildings and providing students with an exceptional learning environment.

The impact goes beyond its residents. New retail spaces at ground level engage with the street and add to the economic vitality of Downtown Brooklyn. Our hope with these effortsand achievements is not to create a long list of accolades, but to exemplify what is a possible standard for our buildings and demonstrate that ambitious environmental goals can be achieved alongside housing, affordability, public education and economic development.
