Healthy Materials Initiative: Embedding Materials Intelligence into Project Delivery

Material selection is one of the most consequential yet fragmented aspects of project delivery. Information related to human health, environmental and social impact, durability, maintenance, product transparency, and performance is often dispersed across multiple resources and evaluated inconsistently from project to project. While transparency documents such as Health Product Declarations (HPDs), Environmental Product Declarations (EPDs), third-party certifications, industry standards, and frameworks such as the Mindful Materials Common Materials Framework provide valuable information, design teams frequently lack an integrated process for translating this data into clear, repeatable, and project-specific decisions.

To address this challenge, BA developed the Healthy Materials Initiative (HMI), a firmwide materials intelligence platform designed to embed informed material decision-making into standard project delivery workflows. Rather than functioning solely as a material library, specification resource, or standalone evaluation tool, HMI transforms fragmented material information into a connected system that supports decision-making throughout the lifecycle of a project.

HMI integrates a searchable digital material library, standardized evaluation criteria, BIM-enabled workflows, project intelligence databases, and reporting tools to assess materials holistically across human health, environmental and social impact, durability, maintenance, and performance priorities. The methodology remains consistent across projects, while the weighting and emphasis of evaluation criteria adapt to the specific performance demands of each environment. This enables teams to maintain a repeatable decision-making framework while responding to the unique needs of healthcare facilities, workplaces, higher education environments, laboratories, clean rooms, vivaria, and other specialized occupancies.

A key innovation of HMI is its integration into project delivery processes. Evaluated material information is embedded within BIM workflows, documented alongside project specifications, and connected to a growing repository of project selections, substitutions, evaluations, and lessons learned. Reporting capabilities provide firmwide insights, support AIA Materials Pledge tracking, and enable continuous refinement of evaluation methodologies over time.

HMI also establishes a material intelligence feedback loop that extends beyond design and construction. Material selections are informed by project priorities and anticipated conditions, evaluated against performance criteria, documented during installation, and refined through maintenance observations, occupant feedback, and lessons learned. These insights are used to strengthen evaluation criteria, expand the material library, improve guidance, and share knowledge across project teams. As a result, the platform becomes increasingly robust and valuable with each completed project.

Importantly, HMI demonstrates that healthier and higher-performing material decisions can be operationalized at scale. By combining a standardized methodology with project-specific prioritization, HMI enables more transparent, accountable, and performance-driven decision-making without requiring separate processes for each project type.

The outcomes extend well beyond individual material selections. HMI establishes a continuously improving materials intelligence ecosystem that helps project teams make better decisions earlier, reduce risk, improve long-term performance, and preserve institutional knowledge that would otherwise be lost between projects. By embedding material intelligence directly into project workflows, BA has transformed material evaluation from an aspirational objective into a scalable, measurable, and continuously improving standard of practice.
